PowerHouse Data Centers, owned by American Real Estate Partners, has purchased 145 acres in Spotsylvania, Virginia. This site will be the location for the PowerHouse 95 data center campus.

This acquisition is part of PowerHouse’s joint venture with Harrison Street, which also recently closed the PowerHouse Reno site. Additionally, PowerHouse has four ongoing developments in northern Virginia, with a total capacity of over 700 MW.

Powerhouse 95, in northern Virginia, will cater to the data-intensive requirements of hyperscale users, the company notes.

PowerHouse 95 is developing three 300 MW substations, with the first expected to deliver 150 MWs by October 2025. This initial substation will have the capacity to support the construction of multiple high-density data centers. The project offers flexibility for developing additional shells and substations, providing options for hyperscale tenants, the company adds.

According to Michael Hochanadel, the managing director and head of digital at Harrison Street, the partnership between Harrison Street and PowerHouse is fast-tracking the development of in-demand data centers to meet rising demand from high-powered computing and AI.

PowerHouse Data Centers has also acquired a site in northern Nevada for its project, PowerHouse Reno. This news marks its first campus outside north Virginia as part of its national expansion strategy.

The new data center campus will cover 900,000 square feet and offer over 65 MW of bridging power. PowerHouse’s move into Reno is a response to the increasing demands of the data center market.

According to the company, PowerHouse Reno, located in the Tahoe Reno Industrial Center (TRIC), will meet the increasing data demands of hyperscale users in the region. This location offers power availability and lower land costs compared to California while maintaining low latency access to the Bay Area, the company notes.

Doug Fleit, the CEO of PowerHouse Data Centers and one of its founders, highlights the rising need for hyperscale infrastructure driven by AI expansion. PowerHouse Reno, with its cost-effective power solutions, is poised to meet the demand while integrating dependable renewable energy components, he says.

PowerHouse Data Centers provides site selection and build-to-suit data center solutions for hyperscalers, data center operators and multinational companies.
